Renting Your Investment Properties in Record Time

by Rock Bottom Blueprint

In essence, rental properties pay for themselves. However, this may only be so if the owner knows a thing or two how to rent the property to interest individuals right away. Imagine if you are the property owner. You bought a property, had it renovated or at the very least, paid for several thousand dollars on repairs, paid for the developers, as well as for other realty costs. Investing on real estate is expensive. Having a vacant property for a long time could cost you money. If you want to see immediate return on your investment, you need to take action. In this article, we will help you rent your investment properties in record time.

Attractive Exterior

First impression is important in real estate. Buyers want a well-kept, well-maintained property and the exterior of any house you are selling must reflect that. Make sure the property is clean and free of obstructions. If it needs major repairs, make sure everything is done before you actually give away ads. Does the lawn look inviting? Are there broken windows in the building? Does the façade of the property require a fresh coat of paint?

Take a good look at your property across the street and think whether or not it is aesthetically appealing enough.

Property Listing

One of the most effective ways to rent a place is to put it in property listings. These days, property owners place ads on various online listings like Craigslist. Thousands of people looking for homes, apartments, and commercial spaces are turning to Craigslist so you can expect several calls from interest parties as soon as you place an ad. You can leave your contact information on the ad.

Apart from online listings, you can also place ads on newspapers. However, in order to get maximum exposure, make sure you place the advertisement on some of the longest circulating dailies, but this will cost more. Another option is to have ads placed in your local housing authority. The great thing about turning to local housing authorities if you have section 8 qualified is that getting people to rent the place is almost guaranteed.

Of course, owners must note that there is a waiting list for this type of listing and that the applicants will be screened thoroughly. This ensures that all applications are complying with certain rules to maintain their Section 8 status. What’s more, being listed on local housing authorities minimizes the occurrence of tenants that pay the rent late.

Flyers

If you got the budget and the time, you can print out flyers and post them on various places that attract a large number of people every day like grocery stores, Laundromats, convenience stores, etc. Some people often turn to bulletin boards to find rentals in their local area. You can also post your flyers on church bulletin boards.

It is important to be specific in terms of the type of property you want rented on the flyer. Include the specifications so that it minimizes calls from people who want cheaper, larger, or smaller place. Additionally, you need to let people know if you allow pets in the property or not. Place the price, the security deposit, the size of the room/building, the number of bedrooms, bathrooms, and note if it has its own garage or yard.

Word of Mouth

Word of Mouth advert is the holy grail of marketing. In order to successfully use this marketing technique, you need to make people talk about the place you want rented. Start by telling your friends, colleagues, family, co-workers, org members about the property you want rented and tell them to spread the word. By spreading the news, it will not be long before you will get leads.

Owners must make sure to take the necessary precautions once they found renters. Unfortunately, there are instances where seemingly great tenants tend to cause damage to properties and in some cases, actually destroy something. Others will not pay the rent on time. Make sure to protect your investment to lessen the chances of them being damaged by tenants.
